How does pricing work for management services?

Management services include anything related to the actual rental of your space. This includes guest communication, check-in/check-out, cleaning, maintenance, supplies, and an on-call person 24/7 to handle emergencies. The cost is a percentage of your payout, which varies by listing and ranges from 10%-15%, plus reimbursement for supplies and cleaning services.

How much do the setup services cost?

Setup is anything prior to management, and can include (but is not limited to) Interior Design, purchasing of supplies such as linens and other guest amenities, styling + photography, and listing creation. These services are billed hourly and can vary based on the service (example: Interior Design consulting will cost more than furniture assembly)

How long does it take to turn my home into a rental ready space?

This can vary based on the scope of setup services that are undertaken. At the first meeting a scope is established and a subsequent timeline. At minimum you want to allow at least a month for the most basic service (styling, photography, listing creation). Our goal is always to balance initial investment of time and money against your expected rental profit.

What if I don't want to make any changes to my space and just need management services?

That is totally fine. However, we generally recommend at least a basic consultation, because sometimes making small changes can really improve a space, which in turn means a higher rate per night. We are experts in converting private homes into spaces that are comfortable and appropriate for guests. Plus, when you return home you get to enjoy your improved space!

I hear in San Francisco that you have to register your listing. How do I do that?

This is true! Any short term rental (less than 30 days) is required to register with the San Francisco Short Term Housing Office. We are experienced in this process and are happy to take care of it for you. Alternatively, we are happy to walk you through the process. 

Can I rent my home full time and live somewhere else?

We wish! According to the regulations you can rent your home up to 90 days a year, and you have to live there the remaining time. However a good short term rental listing can bring in up to 4x the market rate for your home.
